The Ultimate Seasonal Home Maintenance Checklist for Colorado Homeowners

Living in Colorado means dealing with everything Mother Nature can throw at us, blizzards, hailstorms, intense UV, and those wild temperature swings that can go from 70 degrees to a snowstorm overnight. As a handyman with over 10 years in the trades, I've seen firsthand what happens when homeowners skip seasonal maintenance. Small issues turn into expensive repairs fast.

That's why I put together this checklist. Whether you're a new homeowner or you've been in your house for decades, these seasonal tasks will help you protect your investment and avoid nasty surprises. And if any of these feel overwhelming, that's what we're here for, AHK Handyman handles it all.

    Spring Maintenance (March – May)

Spring is your chance to assess winter damage and get your home ready for the warmer months. Here in Colorado, the freeze-thaw cycle can do a number on your home, so don't skip this season.

    • Clean gutters and downspouts. Ice dams and heavy snow leave behind debris that clogs your drainage. Clogged gutters lead to water damage, foundation issues, and even basement flooding. If you're not comfortable on a ladder, our [outdoor and exterior team](/services/outdoor-exterior) handles gutter cleaning regularly.
    • Inspect your roof from the ground. Look for missing shingles, damaged flashing, or sagging areas. Colorado's winter storms are brutal on roofs.
    • Check your foundation for cracks. Walk the perimeter of your home and look for new cracks or shifting. Freeze-thaw cycles are the #1 cause of foundation movement along the Front Range.
    • Replace HVAC filters. A clean filter improves air quality and keeps your system running efficiently. Swap them out every 1-3 months.
    • Inspect exterior paint and siding. Peeling paint and cracked siding let moisture in, which leads to rot and mold. Catching it early saves you thousands.
    • Prep your landscaping. Clean up dead plants, trim overgrown shrubs, and check your irrigation system for broken heads or leaks. Our [outdoor services](/services/outdoor-exterior) include full landscaping support.
    • Schedule a deep clean. After a long winter cooped up inside, a professional [deep clean](/services/house-cleaning) makes a huge difference in how your home looks and feels.

    Summer Maintenance (June – August)

Colorado summers are gorgeous, and they're the perfect time to tackle outdoor projects before fall rolls in.

    • Maintain your deck or patio. Clean the surface, inspect for loose boards or popped nails, and apply sealant or stain. A well-maintained deck lasts decades. We build, repair, and refinish [decks and fences](/services/outdoor-exterior) across the Front Range.
    • Check and repair fencing. Wind, snow, and ground movement can loosen posts and warp panels over winter. Fix issues now before they get worse.
    • Paint or touch up exterior surfaces. Summer's dry weather is ideal for [exterior painting](/services/small-trades). Address peeling, fading, or bare spots before fall.
    • Inspect plumbing for leaks. Check under sinks, around toilets, and near your water heater. A slow leak can cause major water damage over time. Our [plumbing services](/services/small-trades) cover everything from small fixes to full replacements.
    • Test smoke and carbon monoxide detectors. Replace batteries and test every detector in your home. This takes five minutes and could save your life.
    • Clean dryer vents. Lint buildup is a fire hazard. Pull the dryer out and clean the vent line at least once a year.

    Fall Maintenance (September – November)

Fall is all about preparation. Colorado winters hit hard, and the work you do now determines how well your home handles the cold.

    • Winterize outdoor faucets and sprinkler systems. Drain hoses, shut off exterior water supplies, and blow out your sprinkler lines. Frozen pipes burst, and that's an expensive fix.
    • Clean gutters again. Fall leaves clog gutters fast. Clean them out before the first freeze to prevent ice dams.
    • Seal gaps around windows and doors. Check weatherstripping and caulk around all openings. Drafty windows waste energy and drive up heating bills. We handle [window and door repairs](/services/small-trades) if you need new weatherstripping or hardware.
    • Have your furnace inspected. Schedule a professional tune-up and change your filter. You don't want your furnace dying on the coldest night of the year.
    • Inspect your attic insulation. Proper insulation prevents heat loss and ice dams. If your attic is under-insulated, now's the time to address it.
    • Stock up on winter supplies. Ice melt, snow shovels, and emergency supplies. Don't wait until the first storm.

    Winter Maintenance (December – February)

Even in the dead of winter, there are things you can do to keep your home safe and efficient.

    • Monitor your roof for ice dams. If you see icicles forming along the eaves, that's a sign of poor attic ventilation or insulation. Ice dams can cause serious water damage.
    • Check for drafts regularly. Feel around windows and doors on cold days. If you notice cold air coming in, add weatherstripping or caulk.
    • Keep walkways and driveways clear. Salt and shovel regularly to prevent ice buildup. This is a safety issue, falls on ice are no joke.
    • Insulate exposed pipes. Pipes in unheated areas (garage, crawlspace, exterior walls) are at risk of freezing. Pipe insulation is cheap and easy to install, or we can handle it as part of our [plumbing services](/services/small-trades).
    • Run your water heater maintenance. Drain a few gallons from the tank to clear sediment buildup. This extends the life of your water heater and improves efficiency.
    • Plan your spring projects. Winter is a great time to think about what you want to tackle when the weather warms up. Remodel? Deck? Fence? Give us a call and we'll start planning.

    When to Call a Professional

Some maintenance tasks are simple DIY projects. Others require a trained eye and experienced hands. If you're dealing with foundation cracks, electrical issues, plumbing problems, or anything that feels beyond your comfort level, don't risk it. Call a professional.
